Homes for sale in Church Street East

The Mobile Housing Board has new homes for sale in Church Street in downtown Mobile. The homes are located on Monroe and Scott streets, just off Washington Avenue, near the Mobile Public Library.

Called the "Renaissance in Church Street East," these beautiful newly-constructed homes include two-story and single-story homes. They range in size from 1,500 square feet of space to 1,753 square feet of space.

Three of the homes will be sold at market rate. The other six will be sold to families that qualify for housing assistance, such as downpayment assistance. While they will receive assistance, these buyers must also be able to obtain and repay mortgage loans.

 CHURCH STREET EAST HOMEOWNERSHIP PLAN

ELIGIBILITY CRITERIA FOR SIX (6) HOMES 

            1.     Submit application for home ownership.  

2.      Meet MHB Tenant Selection and Admission Standards.

 

3.      Have income at 30% to cover monthly housing expenses.

 

4.      Have an income source that is not seasonal or sporadic. 

(Seasonal income, as long as a regular pattern, with sufficient income that can be established, will be considered)

 

5.      Have a good rental history for a minimum of the last two years prior to application. (Unless a justifiable explanation, acceptable to the lender and/or MHB can be provided.)

 

6.      Have an income of 80% or less of the area median income adjusted for family size.

 

7.      Have an acceptable credit history that is acceptable to lender and/or the MHB, as evidenced by a credit report.

 

8.      Have an annual income of at least $24,750. (A higher adjusted income may be required based on home sale prices).

 

9.      All applicants must sign First-Time Homeowner Affidavit.

 

10.  Show satisfactory housekeeping habits.

 

11.  Display commitment to becoming a homeowner.

 

12.  Must be a first time homeowner.  The following conditions will also qualify as first time homebuyer:

a.      They are divorced and previously owned a home with an ex-spouse and did not get the house as part of the divorce settlement;

b.      If they have not had any ownership interest in any real estate for at least the past three years.

 

13.  Have the ability to pay at least $2,000.00 down payment toward the purchase price or closing. 

 

14.  Must have acceptable background; background must be absent of a history of criminal activity involving crimes of physical violence to persons or property and other criminal acts which would adversely affect the health, safety, or welfare of others. 

 

15.  All occupants 18 years and over must be registered voters.

 

16.  All school age children (5-19) must be enrolled and attending school or work program.

 

17.  Must be a U.S. citizen.

 

18.  Must agree to accept and attend all required training and counseling sessions for the home ownership program and abide by all program regulations and policies.
